What to document on a water damage job.
ANSI/IICRC S500 is the water damage restoration standard published by the IICRC and widely referenced by restorers in Australia and the United States. This guide is written in our own words and does not reproduce the standard; buy and read the current edition from the IICRC.
Initial inspection record
Record the source of the water, the affected areas and materials, and the category and class as determined by the practitioner. Take overview and close-up photos that show the conditions you found.
Moisture and psychrometric readings
Take readings at consistent, labelled points and record the reference or dry standard for each material. Record temperature and relative humidity outside, in unaffected areas and in affected areas, with the humidity ratio in g/kg or GPP.
Drying progress and equipment changes
At each visit, record the readings at the same points and any equipment added, moved or removed, with the reason. Explain changes in method or meter so readings remain comparable.
Completion and handover
Record the final readings against the dry standard, the equipment removed and what was handed over to the client or next trade.
Limitations and areas not inspected
State any areas that could not be accessed or inspected and any readings that were not taken. A clear limitation is more useful than a gap.
